Finishes specification involves detailing a list of all the materials in the final parts of the project. The file contains commercial products available in the market following technical, functional, aesthetic, and economic criteria ‒ price and maintenance costs.
Technical reasons include durability, corrosion, water or fire resistance, and compatibility with other materials/installations. Functional criteria involve maintenance issues, durability, ergonomics, sensory perception, acoustics and environmental comfort. Aesthetic principles comprise: looking at textures, colours, tones, palettes, patterns, et cetera.
Deliverables
In a design review, we offer our clients a finishes board with a selection of materials’ samples based on our professional judgment, for their study and approval.
From their feedback, we create a catalogue with manufacturers’ details, product characteristics, sizes, and finishes for all items. For this purpose, we use a series of identification codes, whereby these can be located in drawings and other project documents.
This data is also updated and included in the cost plan.
Objectives
Detailed finishes specifications guarantee comprehensive and well-integrated coordination of all materials in the exterior design, offering accurate information for the project’s pricing and costs comparison during the tendering process.
This is also a legally binding document with the contractor, offering our clients the peace of mind of knowing in advance the project’s built appearance and the warranties that manufacturers provide for the materials.
