Technical reports are documents that describe the characteristics of the project from different approaches, complementing the information provided in the drawings with scientific data.

They are statements containing facts, features and circumstances observed by a qualified technician, the architect.
Starting from a comprehensive description of the building or structure under consideration, these reports include further information based on observations and studies, from which to draw conclusions and specific actions.

Deliverables
A document, usually structured in three fundamental parts: an introduction of the project, an assessment including a detailed analysis of the data obtained and a resolution that, as a consequence of the preceding considerations, explains a particular technical solution. Statements are usually accompanied by appendices complementing the studies.

Objectives
Reports and statements have different uses, depending on the process they illustrate or justify. Some of them are mandatory as part of the documentation to be issued to the local authorities, such as planning permissions.

Other types of reports are made to determine the conditions of a building for the purpose or notifying third parties, such as appraisals, technical inspections, expert reports, energy certifications, etc.
