site supervision

Site supervisions control the on-site work process regarding technical, functional, aesthetic, urban and environmental aspects.

Deliverables
We monitor the initial project set out on-site and the state of critical elements, such as foundation, structure, masonry, building systems, MEP and finishes.
We advise on the resolution of contingencies and unforeseen circumstances related to the construction process.
In Spain, we supervise the order and attendance book, a document where any additional instructions for the correct interpretation of the project’s documentation are registered.
When required and following the approval of the client or property developer, we prepare any amendments or further project documentation.
In Spain, we sign off on both the document verifying readiness for construction at the start of the works and the works ending certificate. We also submit the corresponding work certifications.

Objectives
The site supervision ensures that the monitoring of the project implementation is carried out by a qualified technician, able to inspect and aid the process.
Facultative management also works in the mediation between the developer and the construction company: on the one hand, we competently give instructions to the contractor, while on the other hand, we must certify that the contractor has carried out the work accordingly ‒ hence the developer will pay for the completed tasks.
